General Information


Apartments are rented completely furnished with all necessary utensils. You have a choice of smoker or non-smoker apartments. However, none of the usual tourist apartment services are available (breakfast, cleaning, transfer etc). We are not a hotel and there is no reception desk, nor are there common rooms in the building outside of the apartment you have rented. Since these apartments are in a normal Viennese apartment building, it is requested that you observe the general rules of the house: this means not making noise on the stairways and speaking in low voices in the apartments after 10pm. All appliances should be set to room volume, and there should be no stamping or jumping in the apartment. Please do not overload the lift beyond the allowed limit. Keep the stairways and lift clean, and be aware of the other occupants of the building and their need for quiet.


You may invite guests to the apartment (not overnight), as long as you do not disturb the peace of the other occupants in the building. In general, it is not allowed to have parties in the apartments.


Bed linen, handtowels and materials (toilet paper, washing up liquid) will be provided, but will not be changed or renewed during a longer stay. A washing machine is available in every apartment. Washing powder is not provided.


There is no charge for children under four years of age.


Booking, Payment and Cancellations


We prefer to take reservations by email, but if this is not possible, you may book by telephone or by fax. If you are booking at short notice, we recommend that you send us an email or ring us, as we cannot receive faxes over the weekends. Confirmation of your booking will follow by email, but if this is not possible, then by fax or SMS.


Payment conditions: cash on arrival, or, if you wish to pay by bank transfer or credit card, you may transfer the payment to our account two weeks before your arrival (we will give you the account number when you book), or you can send your credit card details by fax, also two weeks before you arrive. If you wish to stay longer than one month, the rent can be paid monthly in advance. We claim the right to charge a deposit; this amount will be made known to you when you book.



Up to six weeks before date of arrival: no charge

Between six and three weeks before date of arrival: you will receive a bill of 30% of the cost.

One week before date of arrival: you will receive a bill of 60% of the cost.

Within the last week or if you do not show up at all (and with no notification): you will receive a bill for the total charges.

Once a deposit has been paid, it is no longer refundable.

A travel insurance can cover the risk of a cancellation. This must be completed in the country of origin; therefore it cannot be offered by us.

In rare cases, through an error in our computer system or because of unforeseen circumstances, it may be possible that the booked apartment is not available. In this instance we will offer you a similar apartment of the same standard and at the same price. We accept no damage liability in this case.


Check in is from 14:00. After telephone confirmation, the key will be given to you at the apartment. Exact contact possibilities will be given to you at the time of booking.

Check out is at 10:00 at the latest.

Exceptions to these times are possible. Please discuss this with us.


Extra information


We do not accept liability for theft, loss or damage to belongings or injury and illness of our guests. We recommend that you take out a travel insurance in your home country that would cover these eventualities.


We always take pains to keep our apartments in perfect condition. However, should a problem occur during your stay, or we have overlooked something despite regular controls, then please let us know immediately so that we may correct it as soon as possible. You are not able to claim any legal rights as a result of any defect.

We are always available for you during your stay, in case there should be any problem with the apartment.
